About Floatline

Construction engineers who deliver accurate work, fast

We are a group of professional engineers in the construction field, on the market since 2024. We take on our clients' planning, tracking, contract and claims work and deliver it accurately and quickly, as the job requires.

We have worked on all kinds of jobs and projects, from civil and structure to every MEP system.

Who it is for

Built around the scope you actually have

You do not need a full contract to get full project control. Every trade has its own package, from civil and structure to the last MEP system, so a specialist gets the same discipline as a full-scope contractor.

Scope 1

Full-scope and main contractors

One control system across civil and structure, finishes, external works and every MEP system. One programme, one set of trackers and one weekly report, with the interfaces between trades managed in one place.

Scope 2

Full MEP subcontractors

HVAC, electrical, plumbing, fire fighting, LPG and BMS and ELV under one programme and one weekly report to the Main Contractor, with the systems and the civil interface managed together.

Scope 3

Civil, finishing and specialist subcontractors

Civil and structure, finishes, external works, or a single MEP system. The package follows that trade: its activities, its tests, its approvals and its hold points, without paying for scope you do not have.

Scope 4

Teams that need the tools

Tracking templates, KPI calculations and look-ahead formats built for your site and planning team, handed over with a short guide, so your own people can run them.

Start to finish

One control system across the whole job

Most projects lose control in the gaps between planning, procurement, approvals, site and commercial. We run one connected system across all nine stages. Select a stage to see what you receive.

What we do

Control, contracts and claims in one service

Every service can be taken for one system or for the whole project. The full list, with sample documents, is on the services page.

How it starts

Three steps to a first update

No long onboarding. You send what you already have and we tell you where control is slipping.

Step 1

Send your files

Your current programme (.xer or PDF), your last progress report and any trackers. If you have none, tell us the systems and the contract dates.

Step 2

Scope call

A short call to agree the systems, the level of control, the weekly day and the reporting format. You receive a written scope for each system.

Step 3

First update

A checked programme, the first tracker roll-up and the first report, then the same rhythm every week.

Floatline Project Controls is a group of professional engineers working across the construction field. Since 2024 we have been taking on clients' planning, tracking, contract and claims work, and delivering it accurately and quickly, as the job requires.

We have worked on all kinds of jobs and projects, from civil and structure and finishes to external works and every MEP system. That range is why we plan the whole job, civil, finishes and MEP, as one programme, from the side of the people who have to build it and get paid for it.

We know what a site engineer will actually fill in, what a Main Contractor will accept, and what a claim needs to survive review.

Floatline is led by Mahmmoud Gadallah, who heads planning, contracts and project controls. We are based in Dubai and work with clients across the UAE.

How we work

Accurate, rapid, and in your formats

Clients come to us when a programme, a report or a claim has to be right and has to be ready soon. This is how we deliver that.

Accurate

Checked against the source

Programmes, trackers and reports are checked against the source data before they go out, so the numbers survive a challenge.

Rapid

Ready when the job needs it

Send your files and the first checked programme, tracker roll-up and report follow quickly. After that, the same rhythm every week.

Your formats

Your files first

We work in your P6 file, your trackers and your report format where you have them, and build them where you do not.

Confidentiality. Real project files stay confidential. This portfolio uses illustrative data and anonymised structure only, and no client, project or commercial information from live contracts. References and redacted case studies are available on request where the client has agreed.

What lands in your inbox

Seven of the documents we produce and maintain for contractors, civil and MEP. These are rebuilt on illustrative data for a fictional project, so the structure and layout are real and the numbers are not. Select an image to enlarge it.

Primavera P6 programmeBaseline against current dates by system, critical path in red, data date line. Updated weekly from site progress and issued as .xer and PDF.
Site progress trackerRoom-level percentages per activity, weighted into an overall figure. Built so site engineers fill in numbers and nothing else.
Client colour matrixRaft to roof by system for each building. One page the client and Main Contractor read in seconds.
Procurement and long-lead logSubmittal, order, lead time, required date, ETA and float per item, with at-risk items flagged.
Weekly progress reportSPI, S-curve, progress by system and forecast finish, in the same format every week.
Civil slab-cycle trackerRebar, formwork, pour date, cube results and cycle time per level, so the frame is tracked as tightly as the services.
Civil and MEP interface logSleeves, openings, plinths and clearances with a required date and float, so civil and MEP never block each other.

Approvals and commissioning

Nothing waits on an authority nobody chased

Authority approvals, NOCs and inspections decide when a system can be tested, energised and handed over. We track every submission and every test as part of the programme, so each approval has an owner, a date and a chase.

Authority approvals and NOC follow-up

Every submission chased to a certificate

  • One submission log for civil defence, electricity and water utilities, municipality and the free zone authority, plus building permits and inspection requests for pours and waterproofing
  • NOC list per system, tracked from drawing submission to approval certificate
  • Ageing report and a chase list with a named next action and date, run twice a week
  • Comments and resubmissions tracked so nothing is answered twice or missed
  • Inspection requests linked to the P6 activity they release
  • An approval that runs late is recorded as a delay event with dates, ready for an EOT notice

Authority and NOC tracker. Sample data.

Testing and commissioning programmes

A T&C programme for every system

  • A separate T&C programme in P6 for each system, linked to the main programme
  • Test sequence built in: pre-commissioning, static tests, dynamic tests, balancing, witness inspection, integrated systems test
  • Method statements, test procedures and inspection requests tracked to approval
  • Witness and authority inspections booked only when the earlier stages have passed
  • Snag lists and handover documents tracked: test certificates, O&M manuals, as-built drawings
  • A T&C matrix by system and stage the Main Contractor can read at a glance

Templates and planning tools

Plans your team can build and check

We build tracking templates for your site and planning teams, set the KPI definitions, produce the look-aheads every week, and build up the manhours behind your durations. Try the duration check below.

Contracts

Read it, write it, run it: before you sign and after

Most disputes start with a clause nobody read. We review the contracts you receive from Employers and Main Contractors, write the subcontracts you issue, and set up the requirements so the team knows what it owes and what it can claim.

This is a description of method and a commercial review, not legal advice. Matters of legal interpretation or enforceability should go to your lawyer; we prepare the commercial and programme position they will need.

Contracts and claims

When the programme slips, the record decides

Delay claims are won or lost on notices, contemporaneous records and a clean programme. We build that record as the job runs, so an extension of time is a document you already have, not a reconstruction.

Day 0

Event

Delay event logged against the live programme: late handover, design change, authority hold, access.

Within 28 days

Notice

Notice of claim issued under Sub-Clause 20.1 with the event described and the contract basis stated.

Ongoing

Records

Contemporaneous records kept: correspondence, RFIs, site photos, manpower, progress, programme updates.

Within 42 days

Detailed claim

Fully detailed claim with programme analysis, particulars and the extension of time sought under Sub-Clause 8.4.

Updates

Follow-up

Interim claims and a final claim, with the impacted programme kept current and every notice tracked to its deadline.

Delay analysis

Time impact analysis and windows analysis on the P6 programme, separating critical from non-critical delay and Employer-side from contractor-side causes.

Notice control

A notice register that shows what is due, what is overdue and what is time-barred, checked before any other claims work moves on.

Cost claims

Variation valuation, prolongation and cost escalation claims built from records, with a clear line between what you may have grounds for and what you are entitled to.

Commercial and contractual positions depend on the specific contract and facts. This is a description of method and is not legal advice.

Automation

Tools we build so the work repeats cleanly

Weekly reporting should take an hour, not a day. We build Excel and Python tools that remove the re-typing and the transcription errors, and we check their output against the source before it goes out.

Estimating

Manhour benchmark and BOQ matcher

Benchmark → BOQ → manhours → crew and duration

Builds a manhour norm library, matches a consultant's MEP BOQ line by line against it, and returns calculated labour, crew size and duration for tender pricing.

Programme

P6 progress reconciliation

Site trackers → P6 export → updated programme + log

Applies only genuine progress increases from the weekly trackers, writes actual dates, checks sequence logic such as first fix against plaster, and logs everything it did not apply.

Manpower

Attendance consolidation

Daily reports → one workbook → histograms

Rolls a folder of daily attendance files into a single workbook split by staff, company labour, subcontractors and MEP system, with heatmaps and histograms.

Reporting

Progress report pack

Baseline + update → EVM → report deck + dashboard

Produces SPI against baseline, S-curves, progress by system, building and floor, and delay attribution, delivered as slides, an Excel data pack and a dashboard.
